The thing that makes my company a bit different is that I not only do I own it, I am the property manager. In the market that we are in, often I am presented homes owned by military that they paid top dollar for in 2006-2007. God forbid they take a 2nd mortgage. Bottom line, they can't afford to sell without bringing the farm to the closing table. With that said, I decided that I in many cases it would be wiser to rent than sell, so I would step away from the typical 10% of the rent collected and charge a $65 flat fee for transfering military and $75 for all others. I count on word of mouth instead paid adverising. So far it has worked out for everyone.
